A home warranty offers peace of mind for the new home buyer, whether you're a first-time
buyer or experienced at maintaining a home. Home warranties cover systems that could
break or malfunction. Many sellers who list their homes with Keller Williams Realty
Grand Rapids are encouraged to purchase a home warranty to ensure their home is
kept in perfect working order while listed. Sometimes, this warranty can be negotiated
into the sale for the buyer's enjoyment. Alternately, your Keller Williams Realty
professional can refer you to a preferred warranty provider.
Home warranties are fairly inexpensive, typically ranging from $250 to $400, depending
on coverage. Home warranty companies sometimes run special sales and either discount
policy prices or offer additional coverage for the same price. The policies are
prepaid for a year in advance, at which time they expire or can be renewed.
All plans are a little different, so you will want to ask specifically what is covered.
Ask your real estate agent if upgrades are available. Pay close attention to whether
the home warranty company will pay for repairs to make certain types of systems
or appliances compliant with new regulations. Once you're covered, the repair of
a system is covered for a small fee as along as there aren't issues about code violations,
improper installation or unusual wear and tear.

* Outdoor items such as sprinklers
* Faucet repairs are not covered under all plans
* Not all plans pay for refrigerators, washers & dryers or garage door openers
* Spa or pools, unless specific coverage requested
* Permit fees
* Haul aways
